When a roofing crew is getting ready to lay down new TPO, the surface underneath has to be clean. Not just visually clean - actually clean. Dirt, grime, algae, and debris left on a flat roof can mess with how the membrane bonds and seats. That's where we come in.
We were brought in to clean this commercial flat roof right in the heart of downtown Austin before the new TPO went down. The roof had the kind of buildup you'd expect on an urban commercial property - years of atmospheric grime, dark streaking along the edges and drains, and debris that had settled into the surface over time. Not something you'd want underneath a brand new roof membrane.
We used a surface cleaner on the flat deck sections to work through the grime efficiently and evenly, then followed up with direct pressure washing along the parapet walls, drains, and tighter areas the surface cleaner couldn't reach. The goal was a consistent, clean surface from edge to edge - no patches, no missed spots.
This is the kind of work that doesn't always get attention, but it absolutely affects the end result. A roofing contractor can do everything right on their end, but if the substrate underneath isn't properly prepped, you're building on a compromised foundation. Getting the surface clean first is just the right way to do it.
Commercial roof cleaning before a membrane installation isn't something every exterior cleaning company handles regularly. It requires understanding what the roofing crew actually needs, using the right pressure levels for the surface, and working efficiently within a construction schedule. We take that seriously on every job like this.
